Residential construction services
We undertake clearly scoped building projects involving new and existing domestic properties. Every proposal is subject to review of the available project information, site conditions, location, programme and our current capacity.

3.1 New-Build Homes
Construction of new residential buildings
We consider contracts to construct individual homes and other domestic buildings from an established design package. Before pricing, we normally require sufficient drawings, specifications, structural information and approval status to understand the proposed build.
Depending on the agreed scope, a new-build package may include:
- Site establishment and temporary arrangements
- Excavation, foundations and substructure work
- Ground floors, external walls and structural elements
- Roof construction and coverings
- Windows, external doors and weatherproofing
- Internal walls, plastering and carpentry
- Coordination of electrical, plumbing and heating trades
- Kitchens, bathrooms and internal finishes where specified
- External drainage and limited external works where included
- Testing, completion records and handover information relevant to our package
How this service is charged
Revenue is earned by delivering the construction package stated in the contract. Pricing may be a fixed contract sum or may be assessed through staged valuations against completed work. Any provisional sums, client-supplied items, exclusions and third-party fees are identified in the proposal.

3.2 House Extensions
Extending an existing home
We undertake construction work for domestic extensions where the proposed works and responsibilities can be properly defined. This may include rear, side, wraparound or multi-storey extensions, subject to design, approval, access and structural requirements.
An extension package may include:
- Site preparation and protection
- Foundations, drainage changes and substructure work
- Walls, structural openings and supporting steelwork
- Roof structure, coverings and rooflights
- Windows and external doors
- Insulation, plastering and internal carpentry
- Coordination of specified mechanical and electrical work
- Making good where the new work connects with the existing property
- Agreed internal finishes
How this service is charged
We charge for the extension work described in the accepted quotation or contract. The price may be fixed where the design and specification are complete, or it may include stated allowances for selections or details not yet finalised. Client-requested changes and unforeseen conditions are priced or valued in accordance with the agreed variation procedure.
Important project boundaries
Planning permission, permitted development status, building regulations approval, structural design and party wall matters are separate considerations. We can build from information provided by the relevant professionals, but we do not guarantee that a proposal has approval unless the appropriate body has confirmed it.

3.3 Domestic Renovations and Refurbishments
Planned improvement of residential property
We carry out renovation and refurbishment work where the required outcome is documented clearly enough to price and manage. Projects may range from a defined package within an occupied home to a wider refurbishment of an empty property.
The agreed work may include:
- Strip-out and removal of specified existing elements
- Repairs and preparation connected with the refurbishment
- New partitions, ceilings, plasterwork and carpentry
- Replacement kitchens and bathrooms
- Coordination of electrical, plumbing and heating work within the building package
- Internal doors, skirting, architraves and ironmongery
- Tiling, flooring and decorating where specified
- Completion checks and a recorded list of outstanding items
How this service is charged
Our revenue comes from supplying the labour, materials, management and trade packages included in the refurbishment scope. We normally price from drawings, schedules and selected finishes. If the condition of concealed parts of the property cannot be verified before opening-up, our proposal will state how additional work is assessed and authorised.
Occupied properties
Where occupants remain in the property, access, working areas, temporary service interruptions, dust controls, security and working hours must be agreed before work begins. Not every project is suitable for occupation during construction.

3.4 Structural Alterations and Internal Reconfiguration
Changing the arrangement of an existing home
We undertake building work to alter internal layouts and create revised living spaces. The work must be supported by the necessary design, structural and approval information.
The contracted package may include:
- Formation or closure of openings
- Removal or construction of internal walls
- Installation of specified beams, posts or supports
- Floor, wall and ceiling adjustments connected with the alteration
- Changes to door positions and circulation spaces
- Making good around completed structural work
- Coordination of affected electrical, plumbing or heating services
How this service is charged
The service is charged against the agreed building scope, usually as a fixed price where structural details and finishes are known. Work arising from concealed conditions, revised engineering instructions or client changes is treated separately and proceeds only under the agreed instruction process.
Structural responsibility
Structural calculations and design must be prepared or confirmed by a suitably competent designer where required. Our role is to construct the agreed work; we do not issue structural engineering approvals unless a qualified professional is separately appointed for that purpose.

3.5 Residential Construction for Landlords and Developers
Contract building work for residential assets
We consider clearly defined construction and refurbishment packages for landlords, property companies and residential developers. Projects may concern a single dwelling or a wider domestic development, depending on location, scope and capacity.
Potential packages include:
- Construction of a new residential unit
- Extension and reconfiguration of an existing property
- Refurbishment before letting or sale
- Building work associated with a residential conversion, where lawful use and approvals are established
- Completion of a defined trade or construction package under a main contractor
How this service is charged
We earn revenue by completing the contracted package for the agreed contract sum, schedule of rates or measured valuation. Applications for payment, supporting records, variations, retention and final account arrangements are handled as stated in the contract.
Client checks
Before accepting an instruction, we may ask for confirmation of the instructing party, property ownership or authority, billing information, funding arrangements and the identity of the relevant project decision-makers. These checks help us contract with the correct party and maintain reliable commercial records.
