Our process is intended to establish what is being commissioned, how it will be paid for and which parties are responsible for design, approvals and construction decisions.

Stage 1 — Enquiry and suitability
We ask for the project address, client details, a description of the work, available drawings and the intended programme. We then decide whether the enquiry fits our services, geographical coverage and capacity.
An acknowledgement of an enquiry does not mean that work has been accepted or that a price has been agreed.

Stage 2 — Scope and site information
We review the documents provided and may request further information. A site visit may be necessary to understand access and visible existing conditions. A visit is not a structural survey, measured survey, asbestos survey or invasive investigation unless expressly commissioned as such.

Stage 3 — Pricing
Depending on the information available, we may issue:
A quotation for a defined scope
An estimate where material details remain uncertain
A tender submission based on documents issued by the client or design team
A pre-construction proposal where further investigation or planning is required before a build price can be established
The document will state its validity period, assumptions, exclusions and payment basis.

Stage 4 — Appointment and pre-start information
Before construction starts, the parties should agree the contract or accepted quotation, scope, price basis, programme, access arrangements, payment dates and key contacts. Required design and approval information should also be available for the planned stage of work.
Where a project involves more than one contractor, the relevant project appointments and construction-phase arrangements must be established.

Stage 5 — Construction
We plan and manage the activities within our contracted role. Site communication may include progress updates, requests for information, variation records, payment applications and notices concerning matters that affect cost or programme.
The client should provide decisions and information within agreed timescales. Delayed instructions, design changes, access restrictions or third-party delays may affect progress.

Stage 6 — Changes and variations
A variation is a change to the agreed work, specification, quantity, sequence or site requirement. Where practicable, we provide the cost and programme effect before varied work proceeds. Urgent safety or protection work may require immediate action, in which case it will be recorded as soon as reasonably possible.

Stage 7 — Completion and handover
At the appropriate stage, the work is reviewed and any agreed completion items are recorded. Handover information is provided to the extent that it forms part of our scope and is available from the relevant suppliers, installers or professionals.
Final payment and any retention release are dealt with under the agreed commercial terms.
