Every construction project has its own site conditions, design information, access requirements and statutory considerations. We review the available information before providing a quotation or agreeing the next step.

Our income is earned by carrying out agreed construction work under written contracts or accepted quotations. Depending on the project, charges may be based on a fixed price, an agreed schedule of rates, measured work or staged payments linked to defined progress points. The applicable pricing method is stated before work starts.

Written proposal

We issue a quotation, estimate or tender response stating the pricing basis, scope, exclusions, assumptions and proposed payment arrangements.

Contract and pre-start checks

If both parties wish to proceed, the scope, responsibilities and commercial terms are recorded before work starts.

Construction and handover

Work is planned, monitored and reviewed against the agreed information, with completion items recorded at handover.

What our quotation is based on

A construction price can only be assessed accurately when the scope is sufficiently defined. Our proposal may take account of:

  • Drawings and specifications supplied by the client or design team
  • Structural details and calculations
  • Site access, working hours and storage arrangements
  • Existing conditions that can reasonably be identified before work starts
  • Labour, materials, plant and waste arrangements included in our scope
  • Specialist subcontract packages
  • Programme requirements and sequencing
  • Building control, planning or other project information supplied to us
  • Stated allowances, provisional sums, exclusions and assumptions

Changes, additional work and previously concealed conditions are not automatically included. Where they affect price or programme, they are addressed through the variation process set out in the quotation or contract.

We aim to maintain practical project records appropriate to the work, which may include accepted quotations, contracts, variation instructions, payment applications, invoices and handover information. The precise documents supplied depend on the project and our contractual role.

We do not present planning, architectural design, structural engineering, building control approval, party wall advice or legal advice as our own professional services unless this is expressly agreed and delivered by a suitably competent party.
